Practical fix before you apply: put 3 months of expected debt service into a separate business savings account and reference it in your application. Lenders will approve larger amounts and price 3–8 points tighter when they see a cash buffer that survives the trough. If you apply during the peak (Feb–Apr for tourism, Nov–Dec for retail), your approved amount is often 25–40% higher than the same business applying in the trough.
Hurricane season underwriting. June through November changes how Florida lenders read your file. Most funders want to see either (a) active business interruption coverage referenced on your COI, (b) a prior-year statement showing how you handled the last named storm, or (c) enough cash cushion to survive a 2–3 week revenue interruption.
